Housing For All

Fair Housing & Equal Opportunity

Equal Housing Opportunity

Applicants with rental subsidies that pay up to the full amount of the rent are welcome to apply and will not be subject to minimum income or credit score requirements.

Our Commitment

FLATS fully supports the principles of the Fair Housing Act (Title VIII of the Civil Rights Act of 1968) and all applicable state and local housing laws. We are committed to providing an equivalent digital and leasing experience for all individuals.

We provide housing without discrimination or limitation based on:

  • Race, Color, or National Origin
  • Religion
  • Sex, Sexual Orientation, or Gender Identity
  • Disability (Physical or Mental)
  • Familial Status (including children under 18 and pregnancy)
  • Age
  • Marital or Parental Status
  • Military Discharge Status
  • Source of Income (including Housing Choice Vouchers/Section 8)
  • Housing Status

Reasonable Accommodations

In accordance with the Americans with Disabilities Act (ADA) and the Fair Housing Act, FLATS is pleased to make reasonable accommodations to our rules, policies, and procedures, and to allow for reasonable physical modifications for individuals with disabilities upon request. If you require an accommodation during the application process or during your residency, please contact our team.

Cook County Just Housing Ordinance (JHO)

For our properties located in Cook County, FLATS adheres to the Just Housing Ordinance. We follow a specific two-step process for tenant selection:

  • Prequalification: We first evaluate applicants based on non-criminal criteria, including income verification, credit history, and rental history.
  • Individualized Assessment: Only after an applicant passes the initial prequalification do we conduct a criminal background check. We do not consider criminal history older than three years (excluding sex offender registration requirements).

Applicants have the right to provide evidence of rehabilitation or other mitigating factors. If an application is denied based on a conviction, we provide a written explanation of why the specific history represents a demonstrable risk to personal safety or property.

Tenant Selection Transparency

  • Income Requirements: While we generally require household income of 2.5 to 3 times the monthly rent, these requirements do not apply to applicants whose rental subsidies cover the full amount of the rent.
  • Credit & Criminal History: We use independent third-party screening. Applicants will not be denied housing based on medical debt or student loan collections.
  • Right to Dispute: Applicants have the right to dispute the accuracy or relevance of any information contained in a screening report.

If you believe you have been subject to discrimination or if you have questions regarding our fair housing practices, please contact us immediately. You will be free from harassment or intimidation for exercising your fair housing rights.
